Crypto Proof of Funds Verification Tools for Escrow and Lenders
Crypto proof of funds has to show the balance at a named block, control of the address and how long the coins have sat there. On 30 September 2026, 96% of the bitcoin value created in blocks 969,294 to 969,296 went to address types Bitcoin Core's verifymessage cannot check, and one exchange wallet moved 28,702 BTC gross in 20 hours behind a 564 BTC net change.

The short answer
Crypto proof of funds is only worth something when it proves three things: the balance at a named block, that the client controls the address, and how long the coins have been there. A screenshot proves none of them. On 30 September 2026, 96% of the bitcoin value created in three consecutive blocks went to address types that Bitcoin Core's own message check cannot verify, so most files need a test transaction or a second tool as well as a balance lookup.
This guide is for escrow and title officers, non-QM and portfolio mortgage lenders, OTC desks, private bankers and luxury real estate brokers who are handed a bitcoin address, a screenshot or an exchange PDF and asked to treat it as money in the bank. The client is usually honest. The file still has to hold up if they are not, and if the deal is audited a year later.
We sell Bitcoin on-chain data, so weigh that. Every number below comes from calls we made on 30 September 2026 at chain tip 969,296, and where a free tool or another vendor does part of the job better, we say so.
Can crypto be used as proof of funds?
Yes, and it is accepted every day in US real estate, lending and OTC trading, but each firm sets its own evidence standard. For agency mortgages, FHFA Director Pulte's order of 25 June 2025 told Fannie Mae and Freddie Mac to prepare proposals that count crypto as reserves only when it can be evidenced and held on a US regulated centralized exchange. Self-custody bitcoin falls outside that, so escrow agents, portfolio lenders and desks have to verify it themselves. For conforming loans the operative rule is still Selling Guide B3-4.1-04, which our guide to Fannie Mae crypto guidelines and bitcoin verification for lenders walks through, including how far bitcoin can fall before closing.
That is the gap this article covers: coins in a wallet the client holds, where nobody sends you a bank-style statement and the evidence has to come from the chain.
What crypto proof of funds has to prove
Four things, and most verification requests only check the first. The balance, stated at a block height rather than "as of today", because a height can be re-checked by anyone later and a time of day cannot. Control, meaning the person in front of you can move those coins, which a balance alone never shows. Seasoning, how long the coins have sat there, because funds that arrived yesterday may be borrowed for the check. And persistence, that the coins are still there on the day of closing or settlement.
Crypto proof of funds methods compared
| Method | What it proves | What it misses | Typical cost |
|---|---|---|---|
| Wallet screenshot | Nothing a reviewer can re-check | Balance, control, seasoning and persistence | Free |
| Block explorer lookup | The current balance of an address | Control, and the balance at a past height | Free for one-off checks |
| Signed message | Control of the key behind one address | Bitcoin Core verifies legacy addresses only; SegWit and Taproot formats vary by wallet | Free, plus staff time |
| Satoshi test transaction | Control, for every address type | Needs someone to confirm it on chain | A network fee paid by the client |
| Balance and UTXO API | Balance at a height, coin ages and alerts when coins move | Control, unless paired with one of the two rows above | $49 to $799 a month on BitcoinDatabase |
| Blockchain analytics vendor | Source of funds risk and exposure to flagged services | Usually priced for compliance teams, not a single closing | Annual contracts, no public price at most vendors |
No single row covers everything. The combination that does is a balance and seasoning check from an API, plus a satoshi test or a signed message for control, plus a re-check or an alert up to closing.
Why a balance alone proves nothing
Because every Bitcoin balance is public. At block 969,296 the address 34xp4vRoCGJym3xR7yCVPFHoCNxv4Twseo held 248,597.59262947 BTC, and anyone can paste it into an email and call it theirs. A lookup confirms the coins exist. It says nothing about who owns them.
Balances also move faster than a closing timeline. We track an exchange wallet that sat at 13,376.13 BTC at block 969,173. Over the next 123 blocks, about 20 hours, it received 14,069.16 BTC and sent 14,633.55 BTC across 723 transactions, and finished at 12,811.74 BTC. That is 28,702 BTC of gross movement behind a net change of 564 BTC. A proof of funds taken on Monday is a statement about Monday.
Can Bitcoin Core verify a signed message from a bc1 address?
No. Bitcoin Core's verifymessage only accepts legacy P2PKH addresses, the ones starting with 1. In the current source, any other address type fails with the error "Address does not refer to key". Native SegWit addresses starting with bc1q and Taproot addresses starting with bc1p need a wallet that implements its own signing format or BIP-322, and wallets do not all agree.
How much does that matter? We counted every output in blocks 969,294 to 969,296, which carried 13,577 transactions and 23,767.65 BTC. Only 1,709 of the 21,814 spendable outputs, 7.8%, went to legacy P2PKH addresses, and they carried 3.97% of the value. The other 96.03% went to native SegWit (45.9%), Taproot (32.1%), P2WSH multisig (15.2%) and P2SH (2.9%). If your procedure is "have the client sign a message and we will check it in Bitcoin Core", it fails for almost every wallet you will see.
What is a satoshi test?
A satoshi test proves control by having the client send a small, specific amount from the wallet being verified, for example 0.00012345 BTC, to an address you name or back to themselves, within a time window you set. Only the key holder can make that transaction, and it works for every address type. You then confirm the exact amount and the sending address on chain.
Confirming it is where an API earns its keep. With BitcoinDatabase you can look up the transaction and read its inputs and outputs in one call, or register a Bitcoin webhook on the address so the test arrives in your system the moment it confirms, rather than someone refreshing an explorer.
How to check that the funds are seasoned
Look at the age of the unspent outputs, not only the total. Every UTXO carries the block height it was created in, so the balance splits into coins that arrived last night and coins that have sat for a year. Here is one of the exchange cold wallets we track, read at block 969,296.
| Coin age | UTXOs | BTC | Share of balance |
|---|---|---|---|
| Under a week | 0 | 0 | 0% |
| One week to 30 days | 8 | 20,494.50 | 9.8% |
| 30 days to a year | 97 | 124,769.06 | 59.4% |
| Over a year | 71 | 64,627.89 | 30.8% |
Those 176 outputs sum to 209,891.45097413 BTC, the address balance to the satoshi, so the age split is a complete picture and not a sample. For a client file you would set your own rule, for example that coins used as reserves must be at least 60 days old, the same seasoning window many lenders already apply to bank deposits. The Bitcoin UTXO data page shows the fields each output returns.
One trap we hit while measuring this: a public explorer refused the UTXO list for a second, busier cold wallet with HTTP 400 and "Too many unspent transaction outputs (>500)". Large holders often have hundreds of outputs. Test any tool with the client's actual address before you promise a turnaround time.
How do lenders verify crypto source of funds?
They trace where the coins came from one or two hops back and screen those counterparties. Coins withdrawn from a US exchange are the easy case, because the exchange's own records back them up. Coins from an unknown source get a closer look. You can walk the inputs yourself through the transaction history, and for sanctions exposure run the addresses through a Bitcoin address screening API that checks them against the OFAC list. For deeper source-of-wealth work, the specialist analytics vendors are worth their contracts.
How much does crypto proof of funds verification cost?
For a one-off, nothing: a free explorer and a satoshi test cover a single closing if a person writes down the block height and saves the evidence. Costs appear when you do this weekly. BitcoinDatabase Developer is $49 a month, or $24 a month billed yearly, with 1 credit per address, UTXO or transaction lookup and a year of history. Growth at $199 adds full history back to 2009 and SQL, so you can check many client addresses in one query. Webhooks for alerts through closing come with Scale at $799. Chainalysis and TRM Labs sell source-of-funds analytics on annual contracts without a public price.
What should an escrow or lending file contain?
- Every address the client is relying on, and the total at a stated block height, with the height and the block time written in the file.
- Proof of control for each address: the txid of the satoshi test, or a signed message and the tool used to verify it.
- A coin age breakdown for the balance, and your seasoning rule.
- A sanctions screening result for the addresses and their direct counterparties.
- A re-check at the height nearest closing, or the alert history if you used a webhook.
Escrow and title teams that close remotely usually pair this with a signed attestation from the client that the listed addresses are theirs. If the rest of the closing already runs through a remote online notarization platform, the attestation can be notarized in the same session as the closing documents.
If the client's coins are pledged rather than just shown, the job becomes ongoing monitoring, which the collateral monitoring guide for crypto lenders covers. For a period-end figure you will be asked to defend later, the Bitcoin address balance history API returns the balance at any past block. And if you need a statement-style document for the file, see the Bitcoin wallet statement tools comparison.
